Kano, Northern Nigeria’s commercial capital has over decades been known for booming trade and commerce as well as political activities.
However, one peculiar feature about Kano is the massive and exquisite property development in the state which has attracted both domestic and foreign investors.

Murtala Mohammed way
This is a top tier commercial hub connecting Fagge to Sabon gari market,Singer market to the city centre and Hadejia road.
Value of properties located on Murtala Muhammed way are high because of the prime commercial status of the area.
Recently a property on 4120 square metres was listed for sale at about N4 billion naira with a projected yearly income of N152 million.
Miyangu road
Another prime location close to Kano club’s golf course.It is largely a residential area with property going for as high as N1 billion.
A property built on 200 ×100Ft is valued at N1.2 billion.Another property in the same location is offered for sale at N800 million.
Club road
The nature of its central location makes club road a prestigious property location placing it an upper end of price. It is largely industrial and commercial area where price depends on the plot size.Kano/Jigawa Customs office is located here just many businesses like AMMASCO and Saudi Arabian Airlines are located here.
A 5900 square metres building was listed for sale at N2.7 billion.
Audu Bako way
The World Bank office in Kano and the famous Magwan Water restaurant building controverted to Northwest University are among buildings located on the Club road.
Its central location makes it an expensive area in Kano with proximity to other areas like Bompai,City centre and the government house.
A storey building next to the office of the Federal Radio Corporation of Nigeria is listed for sale at N350 million.
State road/Sabon bakin zuwo road
Linking the ancient city with Nasarawa GRA and the government makes this area not only prime but strategic.
High network individuals, very wealthy businessmen and retired military generals own property on this road where the value of a property is around N500 and can exceed N3 billion depending on the size.
Sardauna cresent/Badawa layout
It is another expensive location in Kano with rent starting from a million naira up to 20 million.
The area is close to DSS headquarters in Kano making the highly secure and therefore attractive to rich individuals Banks CEOs.
A 7-bed Duplex with a dining area,3 parlours and a parking space for 3 cars was sold at N500 million.
UDB road
This area connecting Tarauni with parts of Nasarawa and Hotoro leading to Maryam Abacha American University Campus is considered a prime location where luxury apartments could cost up N2.5 billion.
An estate valuer/agent said he has a 5-bedroom apartment with Boys quarters valued at N350 million.
Tamandu road
Located in a quiet area, connecting Audu Bako way and Abdullahi Wase Hospital,makes it attractive to hoteliers and those in the hospitality industry.Popular Prince Hotel and Amani Event centre are located here.
It costs a fortune to own property in Tamandu road.
Zoo road
This is also another expensive area flooded by shopping plazas hosting the popular Ado Bayero Mall and Sahad stores
Other plazas located here include Alhamsad Towers , Sufi Mart and Gidan Buhari.
The very least a shopping plaza will cost on Zoo road is a billion naira.
Nassarawa GRA
Property in locations like Ahmadu Bello Way, Lodge road,Magaji Rumfa road,Kwairanga road, Lamido road are valued at between N900 million and over one billion naira.Other expensive areas in the Nassarawa GRA include Damzabau road and Dawaki road renamed after the late Yusuf Maitama Sule, former Nigeria’s Permanent Representative at the United Nations.Aliko Dangote and Abdusamad Rabiu are said to have owned properties in this area.
The least rent one can get in these cozy areas is 5 million naira and up depending on the property.
Bompai
Bompai is mainly commercial and residential area and therefore very expensive.Here property have the same value as in Nassarawa GRA.Police Headquarters is located in Bompai and companies owned by foreigners like Lebanese are also sited there.Apart from expensive Hotels there are also Apartments where families move in when in Kano for a short stay
High net worth individuals also own property in areas like President Avenue,Mundubawa road,Miller road and Ungogo road among others.
Three former governors of Kano are currently residing in this part of Kano metropolis.
Therefore N5 million is the least rent tenants pay for a decent accommodation in this area.
Hadejia Road
This is another expensive property area .It is strategically located connecting Bompai to areas like Kawaji,Dakata and the eastern bypass.
Value of a Property starts from N500 million and even more depending on the size and location.
Sokoto Road
Sokoto road is a proximity to the Government House and Audu Bako Secretariat makes Sokoto road naturally expensive and choicy area for property owners.
It is easy to connect to the State Road and the busy Zoo road from Sokoto road making it attractive.
N750 million is the least value of a property in this location.
Railways Quarters
Another expensive area where a property can rented out to a tenant ready to spend big. From N4.5 million and above one can get a rented apartment which may be valued at N500 million or even more.
The land originally belonged to the Nigeria Railway Property Company but leased to private land developers for 50 years.
Beirut road
This is a residential area hosting largely Labenese business community in the 1980s but now turned to mobile phones market.Property here are very expensive with amount starting from a billion naira.
Unity road/Kantin kwarai
In this location, textile shops and warehouse flooded the area making property very expensive.The very least will cost a billion naira.
Like Beruit road,the area used by inhabited by Lebanese, Indian businessmen but many moved to Nassarawa GRA when the market became overcrowded with residential buildings converted into shops and or warehouse.
Sabon gari/Nomansland
Old mud houses have disappeared and been replaced by Solid commercial and residential buildings in the Sabon gari area.
Rent in Sabon gari is exclusively expensive leaving low income earners with no option but to relocate elsewhere like Brigade,Gama and Panisau.
N500 million is the least paid as rent
Hotoro GRA
Hotoro GRA is another expensive area close to Tarauni .It borders Badawa New layout, equally another expensive area.
CBN staff quarters,mobile police barracks are located in the neighbourhood of Hotoro GRA.It is distinctive feature is that it is accessible from all directions
Sharada NNDC Quarters.
Located in Sharada quarters in Kano Municipal local government,NNDC Quarters is an exclusively elite residential zone.It connects to BUK road and Aminu Kano way.Its gated Streets are clearly marked and named to make it easier for a visitor to locate the residence he is visiting.
Ibrahim Taiwo road
This is a commercial area linking Singer Market,Kantin Kwari and Sabon gari.
From the Kofar Nasarawa Bridge in Kano Municipal local government area, Ibrahim Taiwo road terminates at Masallacin Waje roundabout in Fagge local government with shops and offices on either side of the road.
Commercial value of properties here is running in billions.
